Where We Work

Artisan Stays manages vacation rentals across seven counties in the Hudson Valley and Catskills: Orange, Putnam, Dutchess, Ulster, Sullivan, Greene and Columbia. That includes river towns like Newburgh, Kingston, Saugerties and Hudson, and mountain and valley towns like New Paltz, Woodstock, Catskill, Windham and Hunter.

Owner Questions

How much does vacation rental management cost?

Management is priced as a percentage of gross rental revenue, from 15% to 25%, billed monthly. The rate depends on how much of the day-to-day you want to hand off: Respond is 15%, Coordinate is 20% and Manage is 25%. You can move up a tier at any time, with no long-term commitment required to upgrade.

What’s the difference between Respond, Coordinate and Manage?

Respond makes Artisan Stays an Airbnb co-host on your own listing. We handle guest communication before, during and after every stay, and your account and reviews stay entirely your own. Coordinate adds dynamic pricing, listings on Airbnb, VRBO and our direct booking site, cleaning and turnover scheduling, and an in-person inspection before every arrival. Manage adds full on-site coverage: a first responder for guest issues, stocked supplies, and coordination with your recurring vendors and repairs.

How and when do owners get paid?

On Respond, Airbnb pays you directly into your own account, as it does today. On Coordinate and Manage, Artisan Stays collects booking revenue and pays owners out monthly.

Can I still use my home?

Yes. Owners on every tier can block up to two weeks a year for personal use.

Do you take on every property?

No. Every property starts with an in-person or virtual walkthrough to evaluate its short-term rental potential before we agree to work together. Manage is offered only to properties grossing $80,000 or more a year.

Do you handle permits and occupancy taxes?

Short-term rental permits and sales and occupancy tax filings remain the owner’s responsibility. On Coordinate and above, we send courtesy reminders for filing deadlines and permit renewals as a convenience, not a compliance guarantee.
